I have a unit in a block of 28 in a coastal area of NSW. One owner has a large caravan parked in the street which he uses for accommodation when he has visitors. He runs a power lead from the building foyer, along the pathway, through the gardens to power the air conditioner and lights for his van. My query is should there be an accident which is attributable to either the power lead (trip) or the power supply (shocks/electricution) where do we stand as a strata body? who would be responsible? I do not want to be a meany and prevent him from having people use the van at times but I am concerned with the safety of all who may cross paths with the setup when he is using the power cord in this way.

The OC is responsible for anything on common property and that is certainly a potential hazard. By the way, is this guy using OC electricity? Nice freebie if he is?

I doubt whether the Council would happy with the situation either if he has people living in the van parked on the street. They also wouldn't be too happy about power lines across the footpath. It might be worth contacting your council about the matter and they could send out a ranger to deal with it. If he is using OC electricity then he should have to pay for it. Air conditioning isn't cheap to run, particularly in poorly insulated situations like a caravan. You should have a look at your electricity bills and see how much he's costing you, normally OC electricity for a few lights wouldn't be much.
I don't think you're being a meany at all, and should pull the plug on him. The correct place for his van is a van park, not the street or common property.
