I don’t own it yet, but just now understanding what I’ve got myself into. I don’t think I can get out of the contract though. Essentially it is a house built on top of an apartment, but the whole apartment+house is under one plan of subdivision. So one strata building. House was built right after the original apartment, and was planned to be done from the beginning. (Engineering plans contain all apartments+house in the entire building)
Everything is defined by airspace so the penthouse owns the entire roof, gutters, and maybe downpipes since the downpipes service one roof owned by the penthouse. All on a 6 story building. I’m learning it is essentially defined like separate houses stacked on top of each other. Very little defined common area, except stairs and elevator.
Total gutter replacement will probably cost 200k+, a lot of it being scaffolding for downpipes. The roof 200k+ in 20 years. Hopefully I can replace the windows from the inside of the building…
If I’m truthful with it’s maintenance requirements I’ll probably never be able to sell it… It is insane.
I’m wondering if the maintenance for this place will bankrupt me. It might…
Apartment started being built in 1987 or so, and finish in 1995.
Also if a downpipe leaks I’m liable for the water damage… .
