      Girls nights in are driving a couple of our readers out. Every other weekend the party girl downstairs invites friends around and they sit on her balcony having a great time until the early hours.

      The noise isn’t particularly loud but it’s intrusive enough to keep our readers awake and now they are looking to escape at weekends because of the stress and sleepless nights.

      What makes this different is that they’re all tenants in a block of flats owned by one landlord so there’s no executive committee or strata manager to go to.  The rental agent, who looks after all the units, has passed on a complaint but it’d had little effect.

      So what now?  Well, strata or not, the flats still come under the residential tenancy laws and they say that your lease entitles you to a reasonable level of peace and comfort in your home.

      The landlord and agent are legally obliged to look after their tenants, and they also have an obligation and opportunity to deal with the party girl who’s breaching the terms of her lease.

      I’d be telling the agent it’s time the ladies learned some manners or my next call is to Fair Trading on 13 32 20.

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
