My downstairs neighbour has palm trees growing so high from her terrace that they are blocking sunlight into my flat.

She says the terrace is lot property so the owners corporation can’t do anything about it. So what are my options if the strata committee can’t or won’t get involved?

You need to look at the block’s strata plan and see where the stratum line is (usually level with the slab of the next floor up). Any trees higher than that level are probably intruding into common property and are therefore subject to the OC’s responsibility and control. Have look at this website for a legal explanation but you could put pressure on the strata committee to do something about the trees if your neighbour won’t.

PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
