      Just chasing some advice if possible please on the below situation:

      I’m a tenant renting in an apartment complex with underground carpark with allocated parks and storage spaces
      Assigned carpark by Management was a locked visitor spot, due to work being carried out in the section the Lot’s proper car park was situated in
      Mine and the spot next to mine had a white, painty-type liquid dripping from the roof, onto the cars and floor, which has stained the car’s bonnet, front bar and corner panel
      Emails were sent to Management and nothing has been done
      Once Management said the builder was going to contact me, but no-one did
      Shortly after I was moved back into the Lot’s proper car spot when works were completed, away from the painty-dripping spot
      A year has past and I have continued to followed up. Property Manager has now said they have not looked after this site since October 2022, when the incident/s occurred in April 2022, when original emails were sent

      Who would be liable in this situation?

        The owners corporation has responsibility for the common property which probably includes the ceiling above the car space.  Send them a bill for the damage done and take them to court  (a proper court, not NCAT) if they refuse to pay.  Don’t faff around getting people to accept responsibility and then pay – they won’t.

          Would not your own car insurance, assuming you had such, deal with this (fixing your car and trying to recoup it from the known damage causer) on you paying your excess?
