I am in Victoria, and own an apartment in a block of 12 apartments. Ihave owned the propert for two years and managed to attend the first AGM, but didn’t attend the second. I wa sthe only attendee the year i went, and no one attended the 2nd year.

At the first AGM i was told by our unhelpful Management Company that there is no need for a EC because there is only 12 members, so i couldnt join it. When i got the minutes of the meeting though, they indicated that another member was the chairperson. When i question this, they said his role was just statuatory.

My interest in getting in on the EC is because the Owners Corp Managment company do very little for the block. The requests I have made around getting the gardens tidied have been blocked by them, and my request to engage with another owner who had erected a fence on common property was rejected because there details were ‘private’

I guess my question is…are they right in saying that no EC is required, or can i attend the next EC and nominate myself? And i guess by default be made chairperson, if the other member doesnt show up…

Might sound like I’m grabbing for power, but i just want some accountability in the block, of which the managing company are only too quick to avoid…

      Thanks
