My Strata manager included a clause in the strata contract that he could benefit from any frequent flyer points, however as owners we cannot pay him any fees using our credit cards that earn frequent flyer points. How would you suggest we change this ? Is it a renegotiation of the contract of service with him or a clause in our strata contract? He is likely to say I have a standard method of payment – use that! If so what is the standard of payment options across the industry – do most providers take credit card payments?

Are they in fact saying that if THEY pay YOUR bills with their credit card, they get the points? Sounds more likely than them snaffling your points if you pay by card.

Which is fine, unless they are paying higher transaction fees (as with Amex) which means your scheme is paying more than it should to fill their frequent flyer coffers.

I remember picking up a building from a (non sca) strata manager some years ago. As a prudent strata manager I do my own audit of accounts when i collect a building from another manager. I noticed that all water bill payments were reimbursed to the managers personal name. When I challenged him on this, he proudly said that he paid on his personal credit card to accumulate points.

I was disgusted by this and encouraged my new owners to report the matter but they asked that it not be reported as they honestly thought that Fair trading would take no action.

Why would anyone need pay by credit card? Direct banking deposit is how most things get done, surely? If he can get some points good luck but not at the cost of inconvenience, and their own extra cost, to owners they are primarily engaged to serve.
