      By way of background, I am a first home owner in Victoria having recently purchased a unit in a small block of 18 units.

      There are a number of issues I am having with the Owners Corporation, and I would very much appreciate your guidance regarding the best approach I can take.

      Issues
      1.      There have been no AGM or other meetings held since January 2025 and no financial statements have been provided since 2024. There has been no information, minutes or other materials provided since this date. The majority of owners are investors are only 6 attended the previous meeting. It is my understanding that there are currently no scheduled meetings.
      Since there have been no meetings, I requested a copy of the Certificate of Currency for the Building insurances which I can confirm are current as of January 2026.

      2.      Requests (by email and phone) to the Owners Corporation Manager for all published minutes and financial information since January 2025 have not been responded to. There is currently no access to the portal where documentation is usually published, and I have been advised by the OC Manager that they will not be reinstating the portal and no reason was provided for this.

      3.      To my knowledge there are at least 2 owners whose owners corporation fees are in arrears. (This information came about during my due diligence enquiries of the property: one owner 1186 days in arrears; and another for 638 days in arrears). As an owner I need to be informed of any developments as I am concerned and do not understand my avenues for objection.

      I appreciate any advice and guidance you can provide.

        The first thing that occurs is that your AGM is long overdue.  The limit set in the Victorian Act is 15 months between meetings.  Apart from that, your strata manager is obviously not functioning and you might consider approaching an alternative manager then raising an action at VCAT under Section 165, to remove the committee and appoint the manager you have identified.
