      Hello everyone

      I’m a member of a strata commitee and at the moment we are voting via email which contractor to use for a concreting work at our apartment building. Myself being in the building industry i found that the quotes are too high and i’m trying to convience the others not to go ahead with any of those quotes. In order for me to succeed i need one more vote but unfortunately that person is not a member of the commitee but he is an apartment owner in our building. Am i allowed in this case a proxy vote, or can he vote and say no in this matter himself?

      Your help will be greatly appreciated.

        A non-member of the committee can’t vote on a committee decision.  However, under Section 19 of the strata Act, if you can muster 25 per cent of the votes, you can insist on a general meeting being called within 14 days.

        The sole item on the agnda would be to instruct the committee to consider more quotes.  Remember, the owners corporation tells the committee what to do, not the other way round.

        In fact, just the threat of that may make the other committee owners reconsider their positions

          Jimmy thanks very much for your help! I have achieved over 25% vote and upon sending this information to the committee everyone seems to be mute 🙂
