We’ve got 52 car stacker spaces spread over 3 car stacker units ie 34 +11 + 7. Installation was 7 years ago.

The contractor who services the units advised that after 15 to at the most 20 years of average use, the stackers become uneconomic to maintain and repair. To replace all of them would cost > $1,000,000 ie ~$20,000 per car park.

Has anyone else costed the replacement of their building’s car stacker units?

This cost has in no way been allowed for in the professionally prepared maintenance plan/sinking fund ie as due in 13 years time. I can’t see Lot Owners happily adjusting their contributions to reach the required cost in 13 years time…

Make sure those figures are fully documented so that anyone who does a search of your strata records can see that there is a problem coming down the line. That way current owners can either start putting money aside or face having $20k cut off the sale price of their unit.

That said, $20k is not an outrageous price for a parking space in an apartment block so maybe the next purchasers will wear it as and when it occurs.

I just had a chat to the [stacker company] rep, who suggested the need for a complete refurbishment after 15 years would be quite low. He couldn’t nominate the expected life of a system, as it depends on so many factors, but suggested having an inspection after 10 to 12 years. This is apart from the electronic side of things, which may have a shorter life cycle. However he had only been in the job for 2 years, and was from a crane background. He works on $24,000 per stacker park for costing estimates, plus there would be a tear down/removal fee.

Just updating this, after having spoken to the distributor’s head office.

They were quite coy about putting any figure on the longevity or otherwise, of their stackers, mainly because it depends so much on maintenance, usage and the environment the stackers are in eg are you located by the sea? has there been flooding/water leaks? They did advise that you’ll start to know within 5 years when a stacker becomes uneconomic to continue to be maintained. So obviously its an exercise in future planning re ensuring there are sufficient funds when needed ie $24,000 plus an amount for removal less whatever has been saved n the maintenance (sinking) fund
