Our balcony which is considered the lot owner’s responsibility is experiencing concrete spalling.  Is this something that would typically be covered by building insurance and would I be entitled to make a claim against the Strata building insurance policy even though it is my responsibility?

Building insurance generally doesn’t cover wear and tear, deterioration or defects. Even if it did, and if the balcony is your responsibility, then it wouldn’t be covered anyway.

But are you sure the balcony is lot responsibility? I’m interested to know how that came to be the case, as it’s quite unusual.

I also have a similar issue here (VIC). The balcony is on the ground floor with one side attached to the building and one side used to be elevated however now has dropped to the ground, hence the balcony is now tilted. As the balcony is attached to the building it’s obviously a structural issue. The body corporate has been saying it’s on title so it’s on the lot owner to fix it. That doesn’t sound right. Any advice would be appreciated.
