      Hi guys,

      We recently had our Extraordinary Meeting over Zoom with members of the Strata Committee, Strata Manager and Owner’s Corporation in attendance. I was hoping to bring up some points for discussion but it didn’t get that far as the Chairman of the Strata Committee, whilst squabbling with another owner, instructed the Strata Manager to end the Zoom meeting, to which the Strata Manager abruptly did.

      This matter will now be awaiting Fair Trading mediation. It’s not my matter but i had questions nonetheless that influenced my voting.

      My first question is, can the Chairman of the Strata Committee just instruct the Strata Manager to close the meeting at their discretion like that?

      and secondly, the Fair Trading mediation will be conducted over phone. Has anyone been through this process before? I don’t have a landline. Will smartphone suffice? If it’s a three hour plus long meeting, will i have an expensive bill? I guess it will be Fair Trading calling me so it’s their bill. I’m in NSW.

        If all the business on the agenda, then the meeting be closed.

        However I would allow persons to discuss any infernos they have. It seem to me that the chairman has some sort ofagenda. It’s a quick way to start a revolt of aggrieved owners.

        As for attending a mediation. Only the parties nominated can attend. It’s supposed to be a way to resolve issues in a safe setting.

        in any case the parties who attend cannot use any information disclosed in the mediation outside of the mediation.

          I can’t be sure from what you have mentioned, but I suspect you are out of luck. An extraordinary general meeting is not a forum for discussion. At the meeting, only resolutions submitted before the meeting can be voted on. If you did not submit any motions a couple of weeks earlier (the agenda goes out at least 1 week before the meeting, perhaps earlier if owners don’t accept emails), then you are out of luck. You don’t mention submitting motions to the strata manager or strata committee secretary, so there is no way anything you want to discuss will be brought up.  And you have to submit motions to achieve things, not points of discussion. Your mediation will not result in anything changing, I expect.
          But you can approach the strata manager and secretary, and ask if they will arrange a forum for owners to discuss things generally? Then submit motions for the next general meeting, that have broad support.
