      Purchased a unit in NSW off the plan. Recently, the strata scheme was registered using model by-laws. Unfortunately, the model by-laws include provisions for a pool when there isn’t one and do not include provisions for lifts of which there are both passenger and car lifts. When this was pointed out to the developer, they said it was something that could be fixed at the first AGM once the project was completed, the units were ready to be occupied and the hand-over of the strata was ready to be done. There may be other provisions that are not included or have been included but are not required. Is there anything that can be done to ensure the by-laws reflect the actual building and its requirements before the hand-over?
