      Hi,

      My strata has two committees, I’m one of member, and totally 5 lot

      I emailed to strata manager that 3 owners and myself wish the meeting by electronic voting because still on work . The other committee wish face to face, another lot no idea. This week i found the meeting would be held onsite (face to face) when an agenda issued to the OC.  Then, I sent 2 emails to him why not by  electronic voting because most of the owners request. Then he replied of the following

      1 He replied in need of individual owners confirmation by email.  Thus, I complaint of why you do not notify me about this request —-I think committee have authority on behalf of owners decision.

      3. Given the size of the agenda and the motions that have been submitted by yourself, they are not a simple yes or no. Some of these motions submitted are also not clear and do require further explanation. Unfortunately as there was so many motions submitted by yourself I did not have the time to request further clarification for you to amend your submissions.

      I did bring this matter before advising yourself and the other lot owners yesterday to my senior manager and was given the advice that unfortunately we cannot amend or change the manor of the meeting being held.

      It is our offices advice that as these motions need to be discussed by the Owners Corporation and then resolved. I also note that I as the chairperson will need to provide advice one the motions submitted to the Owners Corporation.

      Therefore, I think this manager is on the side of the other committee. Also, I am unsure he is saying true? should I complaint to senior manager about his behaviour ?

        How does your OC have two committees?

        It looks like your strata manager is being difficult and doing things to suit themselves.

        The response you quoted from them is legally correct, but hardly conducive to a fair outcome.

        Emails from some ,or many, owners to the strata manager carries little weight. The strata manager can choose to ignore them and be in the right.

        I usually organise a committee meeting prior to the general meeting.(it’s usually several weeks before it’s due)

        We then discuss what may need to be on the general meeting agenda, budgets etc and agree to a date and method of the meeting.

        The strata manager does not need to be at this meeting. Provided the committee meeting is called correctly and has a quorum, the actions out of that meeting are the directions given to the strata manager.

        Remember it’s the committee directing the strata manager, not the other way around.

          Hi,

          I’ve emailed to the strata senior manager of my concern is an owner (also committee member) who has installed an awning over the door without the OC approval since moved in on 2018.  Then she replied to me “unfortunately this was approved by owners verbally prior to our management on 2020.

          Thus, my question is this kind of work can be allowed by VERBALLY approval from the owners corporation. I have thought it should be apply in written.

          Is that true? Appreciate your feedback!

            In my world there is no such thing as verbal. Many years as a project manager taught me that if its not in writing it was never said.

            Not withstanding the above the installation of an awning on common property would require an exclusive use by law.

            The strata manager or the committee or you can ask for it to be taken down as it violates at least two of the standard by laws.

            It seems you may have one of those clueless strata managers that get around.

              I should add that some committee members consider themselves to be above the law. They intimidate other owners and often have the strata manager in their pocket.

              I would not be surprised if you get labelled the crazy owner because you stood up to them. Get other owners who feel disenfranchised on your side and throw out the old committee.
