I have a Strata Committee who refuses to repair water pooling and poor drainage on our balcony as well as water ingress. Owners have been asking for this to be done since last year. The SC has not bothered to look at the problems nor approve quotes.
We were told that under the Act we have to do the following:
Any waterproofing works over $5K need to appoint a building consultant to provide a fee proposal for the following:
Provide specification
Arrange tenders
Tender evaluation
Provide design
Arrange certification.
Supervise and sign off on works.Apparently, water proofing of a balcony comes under the Design & Building Practitioners Act. A design practitioner has to supply a ‘design’ for the contractors to quote along with the building consultants specification and then the quotes, along with the design, has to be submitted to the govt for approval before works can proceed.
is this true?
