First time post and first time living in strata.
I thought I’d post a good news story. I’ve been a home owner for yonks, but on downsizing found that I could only afford a strata property. Despite reading everything about strata, including this site, it was so daunting that I employed a buyer’s agent to search for me.
He found some fantastic properties, but couldn’t recommend them because they had challenging strata issues. [Note: the reputation of your strata gets around and affects saleability and price]
After a long search he finally found a good fit with a townhouse in a group of 20-25, and highly regarded strata management. All current and historical records were provided promptly. From the time I moved in, the communication was outstanding from both strata association and committees. The cooperation between committee members, homeowners, tenants and strata organisation could not be better. We are all copied in emails so all of us know who the other owners are. The committee meetings are held in an uncomfortable place (the basement garage) with the result that they are short and to the point. Everyone is invited to lodge agenda items. There is no shortage of owners wanting to volunteer. Repairs are seen to promptly. Renovation projects are green lighted within a couple of days if they abide by the guidelines.I’m happy to report that good strata properties are around. But that deep dive into the details before you put in an offer to buy is key.
