      We own a couple of sea kayaks stored offsite. The cost and inconvenience is becoming a burden. If kept on our car roof racks, the overhanging sterns and rudders would probably constitute a hazard in our strata apartment block basement level carpark.
      Potentially, we could affix kayak storage racks to the common wall at the rear of our two car spaces, or between that wall and concrete structural pillars that support the garage roof.
      Another option we have seen in another apartment block, is are slings affixed to the carpark roof over the owners allocated car spaces. A fouth option would be a fixture-free, mobile storage rack placed alongside the wall of our two car spaces. In each of these options, our vehicles would not protrude beyond the marked car space lines.
      After 20 years in this apartment block – there are still no fittings or fixtures mounted to the carpark walls by any lot owners – which is surprising given we are within a few minutes’ walk of the ocean and Newcastle Harbour.
      Just wondering what the rules or constraints are governing fittings and fixtures mounted to common walls that constitute sides of carspace lot boundaries. Our strata committee is a little conservative, but we would be prepared to have a tradie mount the kayak racks.

        Hi there, HNY from Victoria.  My old apartment garage was filled with storage solutions from innovative owners!

        I would write to your OC and ask permission. I would have thought an email was enough. If you assure the committee that a qualified and insured tradesperson would install the fixtures and that they would be in keeping with the look and quality of the surroundings, perhaps providing them with a picture of the product you have in mind and indicate what would need to happen to the car park e.g. where concrete drilling will be required, and an assurance that the fixture or the kayaks won’t affect any neighbouring car parks, then I can’t see what the problem is.  If I were on the committee, I’d agree to that if it were restricted to your car park space and professionally installed.  There are some pretty nifty over-bonnet solutions out there that make good use of that space.

          As I type this response, I gaze out my window to the apartment block next door to see my neighbours innovative way of storing their kayak……….by strapping it to the outside of the balcony railing!!! Happy New Year everyone!

            In one strata I am involved in some folks wanted a storage facility similar to what you are after. Most residents as well as the committee were ultraconservative in their views.

            So one owner suggested that she understood every owner had a right to install a cabinet in his/her car space, which may be a double deck (ie affixed to the wall and a car parked between the cabinet and the edge of the allocated car space (restricting cars to be no more than “medium” sized) or installing an over car cabinet (again, fixed to the wall, but this time allowing the car to make full use of the car space as the single deck cabinet would be above the car and not using more than a few cm of the car space for the installation).

            In both cases the installation made full use of the car space’s width.

            A compromise was reached that only one installer/supplier was to provide the cabinets and two models of cabinet would be permitted (double and single deck), so that the garage would remain looking uniform.

            So far plenty of owners have installed such cabinets, which can hold a great deal and, should you ever relocate, they can be disassembled by the installers.

            From memory the cost of a double deck (supply & install) was $4k

            When proposing this to your committee, obtain brochures and prices, so they have something to tangible to consider. Point out the advantages I list above.
