      Hi All, first time user. Small strata of 8 mostly friendly individuals. Looked into employing the gardeners without going via strata management to avoid the costly fees of managing the small monthly payments. I was told that if we had a strata management they had to do everything. I am sure there might be further hurdles with this but it didn’t even get to first post. Does a strata management company have to manage all aspects of the complex or purely the ones you ask them to?

        Who told you this? It’s not strictly true but it might seem that way in certain circumstances.

          Even if you have a management agreement that delegates all functions to a managing agent, the executive committee or the owners corporation as a whole can still exercise any of their functions that they care to exercise.

          If you were to employ a gardener, it would be wise to ensure they have their own workers compensation and liability insurances. If you find a gardening contractor you like, it would keep the accounting simple and transparent if you were to instruct them to send their monthly account to the managing agent and for the managing agent to pay that account.

            In the ACT, we had a lot of pushback from our Strata manager(SM) when we wanted to use a concrete contracter who was not on their “approved” list.   The contractor had done previous work for the complex, was well known and long in business locally, and his quote was 50% less than the “approved” contractor.

            We had to direct the SM to issue the work order, and then once the work was satisfactorily completed, their accounting section “lost” the invoice twice , and we had to follow up multiple times to have payment made.
