The block of ten units is about ten years old.

About twelve months ago the power supply cable between the electricity meter and the specific lot – the cable supplies off peak electricity to the hot water service – has failed. 

Since the failure was noted it has been reported to the OC, the Strata Manager and most recently the insurance company. Part of the cable has been withdrawn as when the cable was “tugged” it moved considerably.

The “end” of the cable as withdrawn clearly shows burn damage and it looks as though it has been laying in water. The cable is beneath the concrete driveway serving eight lots – the distance from the meter box to the lot im question being about 50 meters or so.

Since the failure – and the lack of preparedness of any party to properly address this issue – the hot water heater is now connected to mains power – there are small children in the unit – at considerably greater operating cost.

Additionally – and since the cable failure – there has been a further total blackout of “mains power” which suggests there may be damage to other cables in the “conduit” – which presumably exists under the ground. 

A copy of the insurance policy suggests that this failure is covered under the policy – also possibly – any differential in power costs – whilst waiting for a remedy to be applied. 

What is the required path to be taken as to resolve this problem as it is taking far too long to get something positive moving?

Contacting the isurance company has resulted in their referring the matter to the Strata Manager – who so far seems silent on the issue.
