      What can be done about someone who joins the Executive Committee, then blatantly ignores by-laws to improve their property without warning or permission from the wider Owners Corporation?

      And what can be done about another new EC member who annexed common property next to his unit and landscaped it to his own tastes, for his own use?

      Finally, is right or sensible that all EC correspondence has to go through our strata manager? Our EC likes to be uncontactable and as nameless and faceless as possible. The strata manager always throws in his self-serving threepence worth, prefacing all email exchanges.

        Read the ACT. Get the numbers to call a general meeting at which a motion is put about owners appropriating common property. 

        Or, make the complaint to the EC as if about any owner doing the wrong thing. If nothing is done you have more ammunition.

          Try CTTT as a dysfunctional EC and report any by-laws he/she is breaking
