Confused as to when approval needs to be sought from (a majority of) Lot Owners, before *new* capital works are undertaken?
ie to build/install something that wasn’t there before but which has the support of the Committee, rather than a simple repair or a like for like replacement…
eg solar panel installations, amenity related installations eg of a gym, or security related installations such as cameras/improved door security?

Are you asking if every addition to common property has to be approved at a general meeting rather than just by the committee?
If so, one answer would be that any such major item would have to be budgeted and that would need approval at a general meeting.
