We have a landlord in our building who owns a few properties in our block some of which the owner has never renovated. The bathrooms in question are in original condition (built in the 1960’s) – making them over 50 years old! The bathrooms invariably leak from time to time due to general lack of maintenance. From time to time the OC has to redo the waterproofing since we understand that is the OCs responsibility.
The OC would like the landlord to renovate these bathrooms because each time there is flooding the magnesite covering the concrete slab gets wet and this could eventually result in a huge repair bill for the OC (not to mention damage to other units and ever increasing strata insurance costs).
From an engineering perspective these bathrooms have well and truly exceeded their design life so how is it that the OC must continue to waterproof these old dilapidated leaky bathrooms while the owner does minimal token repairs. As it is, there is no effective waterproofing to current standards in these bathrooms only the tiling and grouting. Surely the laws need to change to force such owners to upgrade old dilapidated leaky bathrooms?
