QUESTION: I rent an apartment and car space. I once wrongly parked in common property and was warned by the building manager, who was very angry.

I moved and apologised. I was then issued a breach of by-laws notice, which I acknowledged and have not committed the same offence again.

The next day, I tried to access my car space but my remote was deactivated. The building manager – who tends to get very emotional – said it was because of my earlier breach.

I contacted the landlord and strata manager. Access was restored but only for one day before the building manger deactivated it again.

I still can’t get in. I have written to my landlord he but has done nothing.  What can I do? – Kevv39, via Forum.

ANSWER: Chances are your landlord is as wary of this nutter as you are –  but he has a duty to step up and sort this out. Maybe all he needs is a little encouragement.

Contact Fair Trading’s tenancy division on 13 32 20 and ask them to tell your landlord to take action against the building manager, who is totally in the wrong.  Otherwise, you’ll seek compensation for the car space not being available.
