      I am associated with a property for sale mid North Shore in a good location close to rail, for the purposes of administering a deceased estate.  

      The property comprises two strata units built late 50’s which are spacious 3 bedroom strata in duplex formation.  They each have double garages and are in a heritage area so it is unlikely that any more strata will be permitted in the area.  When the former owner bought the second unit she did not worry about strata management as she just maintained the property as and when required.  Both units have been let for some years and therefore require renovation.

      The possible buyers are:

      1– person wanting a spacious 6 bedroom home;

      2– investor wanting two income streams;

      3– buyer wanting to live downstairs and have income stream upstairs;

      4– buyer wanting to live downstairs and children upstairs; or 

      5– two buyers wanting homes in which to live.

      The agents have mixed views on sale in one line or sale separately.  The agent saying sale separately says anyone who wants both can buy the first then the second or make an offer beforehand.

      Does anyone have any views on sale in one line or sale separately?
