    I have a major problem with communication in relation to Strata Unit.  I live in a villa and recently termite damage has been found in the baseboard of the walls in the entire unit.  It is supposed to be repaired, but when this will happen I do not know.  I have tried contacting my real estate and the strata and have been told – “a work order has been issued” and was given a mobile phone number for the builder. I don’t believe that it is my responsibility to chase this up.  Wondering if there is anything I can do about this.  I have been very co-operative in relation to the fact that they have had numerous (about 10) people wandering in and out (without any notification) to get quotes, have termite inspections etc.

    I am fed up -(p.s. please don’t say move – because at the moment this is NOT an option).  I just want to know what my rights are.  I thought I had the right to be informed about what was happening but obviously not.

      You might be able to hurry things along by taking action via the tenancy section of Fair Trading for a reduction in rent backdated to when the termites were first discovered until the problem is fixed, on the grounds of disturbance and loss of amenity. Call Fair Trading on 13 32 20 or have a look HERE for the Tenants Union fact sheet on repairs.

      Maybe just telling the agent if this isn’t fixed pronto you will ask for a rent reduction might be enough to get things moving.

      Perhaps the builder’s number was given to you so you could co-ordiante your movements with theirs (if they were actually moving).

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
