We are in an 85 apartment complex with two commercial restaurants each with a grease trap room  in the basement car park.
Recently we experienced a fourth grease trap leakage making a real mess in the carpark, foul smell throughout the building and seeping grease into the lower car park and resident cage areas.
My question is: Are there any building regulations requiring grease trap rooms to be fully bunded and sealed so that any leakage or overflow of the grease trap is contained?

This is really an issue for your local council.

As its zhealth issue, if you report the situation, they come out prompt.y, and issue any rectification  notices.

But be aware that this is a two edged sword

It’s likely the OC will get the  bill to comply.

It’s likely the OC will get the  bill to comply.

Surely the OC can pass that on to the commercial business under regs that require lot owners to maintain their property. No?

Check your by-laws. A commercial building I was in had a by-law putting responsibility for the grease traps on the restaurants that used them (and which gave them exclusive use of them).

However, we found they couldn’t be relied on to organise this which led to nasty smells. The owners corporation took over arranging the cleaning and split the bill between them.

We did the same with exhaust cleaning.

Otherwise I think @kaindub is likely right.

If you don’t have such a by-law already, you’ll be pushing to get it through as you need the written consent of the lot owners concerned.
