Sexual Discrimination Act, I get (I think). But “I WFH”? We try to limit the use of initials and acronyms here. Please explain.
WFH: Work from Home. Usage seems to have become quite common the last 2 years.
On the actual topic:
I am no psychiatrist, and don’t know the full extent of his actions, but I’m wondering if this man is suffering from some form of mental illness? Perhaps he is not aware of the concept of “sexual harassment”, but is just acting to get himself some attention. I see similar behaviour from people in shopping centres and on public transport.
If this is the case, talking to him directly may not help; perhaps his landlord/agent should be advised?
The meters are owned by the local distributor.
If you do not want a new meter, you have the right to refuse one if your meter is still in working order. However, if your old meter is faulty or has reached the end of its life, it must be replaced with a smart meter.
My door in an early 1990s block has a tag on the hinge side of the frame. It has manufacturer’s name and hour rating only, no date.
Most of the information I’ve looked up places emphasis on the door itself – construction, locks, gaps and age.
As frames are unlikely to wear out or deteriorate over time, I don’t think there would be a problem with it not being dated. Perhaps there could be “grandfather rights” for older doors, and a recent date is just a “confirmation of compliance” at that date?
Perhaps your committee could consider asking these residents to put the bins out on a voluntary basis on a rota. Volunteer accident insurance is usually provided in the plan’s policies. The savings in not paying a contractor could result in slightly lower levies (although all owners would get this benefit, not just the volunteers). But again, you could get the problem of reliability if the rostered person neglects to do the job.
15/10/2021 at 6:50 pm in reply to: Relocating hot water service from laundry to balcony – is it a major alteration? #59566A 160 litre tank is going to weigh around 200 kg when full; a lot of weight concentrated in one spot. In an older building you might need to get a structural report that the balcony will support it.
Whoever is doing the annual inspections and battery replacements should be checking the concurrency of the units and replacing them as necessary?
It appears that budgets do not have to be provided to owners prior to an AGM (from DoFT):
Levies are calculated at the annual general meeting (AGM) by the owners corporation. To set the levies, a budget must be given which shows the current financial situation and any estimates of payments to be made and received. The budget must be:
- distributed with the notice of the AGM, or
- tabled at the meeting before voting on the levy motion.
Many SMs seem to follow the second alternative which does not give owners any time to effectively review and assess implications.
Put up a notice in a conspicuous location quoting any Public Health Orders that may be applicable to outside visitations and are possibly being transgressed.
What is/was the purpose of this generator? It would have been installed originally for some specific task. Would its non-operation or removal affect the safety or functionality of the building?
The instructions for the ATO form state:
INSTRUCTIONS AND TAX RETURN 2021
Strata title bodies corporate are treated as public companies under the tax law and must lodge a tax return for any year in which they derive assessable income. If your body corporate only derives amounts that are subject to the principle of mutuality [such as levies] then you do not need to lodge a tax return. These amounts are not assessable income.
Who gets milk (or bread) delivered these days?
No, they are not the original owners. In some of these units, they are actually the third. Does this affect the proxies?
You are lucky.
I own a unit in in a block of 21 where one person owns 15 and has proxies for 3 more from “absentee” owners.
I would hope that “ancillary” means anything that doesn’t impede a vehicle being parked within that space.
With reference to material stored in car spaces or storage cages, I would point out that these areas can be subject to flooding for any number of reasons other than floor cleaning, and it would be prudent to store sensitive material on pallets or other elevated structures, not directly on the floor.
