      hello everybody, my 1st post on page 8 of common property involving visitors parking bays.an update, after 19 months of argueing this issue has still not been resolved.which just goes to show that even after strata lawyers, shire councils,and advice from this forum saying this cannot happen, it can happen if some owners and real estate agents are big enough bullyies.our ec is weak and have no interest in the complex.so you can steal common property and keep it , and sell it with immunity,this complex is 30 years old and has never been run right, and never will. you will find that most strata complexs are run on personalities and not by the proper laws and procedures.this will be my last post as i have sold up,thankyou for all of the good advice.but strata buyers do investagate the complex with vigour before signing on the dotted line. and see it in writing before believing it , thankyou.

        hello i have the same problem new owner painted roller door a differant colour because he got himself on the commitee and has sucked up to our so called proffesional strata manager no action is going to be taken. strata is only as good as the owners and most of them are stupid have no idea.

          hello help, and all other people that give helpful advice on this forum, i have exactly the same problems in perth. is there any legal person in perth that would help me, there are to many issues to list here, i would just like to talk to someone face to face and i do not mind paying thankyou.

            hello ants ,our complex 17 ground floor units, situated in wa .complex is 33years old ,the minutes told a sad story,owners had complained about the electrics for 20 years but nobody did anything.all the wireing went through roof space ,now illegal first quote $54,000. western power said it was an emergency situation.three years later,after a new power pole on street with a transformer to get enough power into the complex.move units 8 to 17  electric meters half way down the complex. trench the driveway so units 8 to 17 could have new power  leads installed.units 1 to7 had no electrical work done at all .end result $112,000.00 bill paid equally by all 17 owners  because it was all common property works .10 happy owners 7 very UNHAPPY owners.

              best of luck i have been fighting , with the help of a 1,000 dollar lawyers letter to explain to the other 16 owners and so called strata manager that owners cannot park in vistors bays  permantley for 13 years in this complex. i have even been taken to court by these no brainers .case dismissed the best days entertaiment i have had for a long time, good luck.

                unit entitlements, some advice please, we live in a 17 unit complex, we only own the internal cubic space everything else is common property.strata fees are $390 per quarter.we have 4 differant cubic sizes 3x70m2  8x71m2  5x72m2  1x78m2.should we be paying 4 differant levies based on cubic space thankyou.

                  frans ,when i moved into a strata complex of 17 units ,13 years ago ,i made an effort to get the complex run properly, a proper strata manager was appointed, which was the first big disappointment , because he will not enforce the simply bylaws which is where most of the problems stem from.this is a $5,000,000 complex which is now run by four brain dead owners who have never owned property before and a sm who  could not care less. i can assure you it is not worth the hassle to be involved in running a strata complex . just do as we do now shut the door and have a good laugh as it self destructs . a divorce is a breeze compared to strata good luck

                    bylaws are there for a good reason every owner has the right to expect that the bylaws will be enforced .if the ec and strata manager does not enforce them you end up in a shit strata complex  just like the one i am in .most strata managers could not organise there own breakfast.are there any strata dwellers in perth wa that are of the same opinion why do we pay strata management companies for?

                      why is it that people who buy strata properties and respect the bylaws are called bullies when they tell people about the bylaws in a complex and try to enforce them for the benefit of all residents.in our complex 7 out of 13 vistors bays are being permantly used by selfish owners for there extra cars and trucks yet i am called a bully .if you read your morgage contract you signed it states that you will obey the by laws in a strata situation .its about time more honest  and decent people stood up to these people that do not give a shit

                        thankyou for the replies i have spent money on a lawyer to tell the owners, strata manager, property manager and also strata law consulant they cannot do that but after ten years of constant mismanagement in this complex it is obvious most bylaws are not worth the paper they are written on and from someone who has taken an interest in a complex i would recommend that people stay right away from strata properties and so called specialist strata management companies.
