Our AGM wording for the Budget and Levy Contribution clearly sets out payment dates for levies and includes the levies due in the following financial year. For example, our financial year ends 30 April and the AGM documents sets out levies due 1 May (we hold our AGM in July before the new levies start in 1 August).
So 80,000 strata schemes with average 3 committee members – 240,000 people to have training. We are all volunteers and now have this government intervention – will the training really stop the bad habits ?
Our strata manager ‘argues’ that insurance commissions are necessary to keep their monthly fees low. Wonder what will happen going forward ?
Frankly the strata committee should be getting legal advice on this proposal. Is the lift being built on common property, who pays the ongoing maintenance and insurance, why should the other owners pay $30,000, etc etc ?
Lots of money in the commission game – our insurance broker in NSW pays commission to the strata manager and keeps a share for himself. Wonder what the insurance companies think about all this ?
The strata manager says this way he can charge us a lower strata management fee (to his credit he is quite transparent about the amounts).
So suppose now we will be just charged a flat fee of $2,500 to ‘manage’ the insurance renewal.
