If it was so good why are the owners selling it, and why has the agent not bought it himself? But, these things don’t always get off off the ground so how would you feel if it did? Would you potentially make a few bucks but miss another opportunity you could have gone with hassle free now? And if it does what will you do next? I’ve learnt not to do things for money only as they never mostly come off. It’s an interesting dilemma.
Recalcitrant parkers at my place have returned to their car to find a 3 x 5 inch sticker stuck to the drivers side window with my hand written note advising them of their errant ways. The 10 minutes it takes them to remove it usually gets them thinking about future breaches. If you do something similar you must not make it dangerous for them to drive away with impaired visibility, so avoid areas like the windscreen or side mirrors.
Bins are always an issue, esp if you have a range of folks who don’t care or are not aware of local uses. We always have overseas kids unaware of what each colour bin is purposed for. And then when they leave they tend not to be aware of the limits acceptable and don’t know about using a local tip or how they’d even get there or what that may cost. They place stuff there, it disappears, so what’s the problem? Rinse and repeat.
Even if you know the culprit its usually best to send a notice (repeated as regularly as required) to all units saying the same thing, that way you aren’t seen as going hard on anyone particular. And if folks know, and an offender is aware in advance it allows you to remove inappropriate stuff like furniture and remove it back to where it came/place it in/outside their garage which will let them know they need find another avenue.
As for sorting recyclables into the correct bins, good luck with that and you should do it yourself should you want but you can’t really force anyone to do so.
I’d think you should be asking the questions in advance and indicating the date you require the answers back by, then knowing the answers and if still seeking change put in a Motion (so you have it presented exactly in words to your liking) to be voted on at the AGM, and if doing that add in the gist of the conversations questions answers as Supporting Information that attaches to the motion to help things make more persuasive sense.
This query doesn’t sound right. If you are one of only 10, and attended the AGM, and are on the Committee: why are you not informed on what this is all about?
When the latest buyer thinks of joining the Committee to shake things up, I’m always reminded of Warren Buffett’s line ‘When a Manager with a reputation for change, joins a Committee with a reputation for obstinance: it’s usually the reputation of the Committee that remains in tact’ 😉
Thanks for your interest. The 2 large hotwater tank/systems are located downstairs outside (we repeat this for each of our 4 buildings site) and from which there are individual metres or guages or whotnot banked to the side for each lot. Electricity not gas is used. It apparently has something to do with variations in copper delivery pipe diameter from the system and when it enters the lot as affected when the units above use hot water. The system is in the basement garage, the affected unit is on the ground/podium level and units are in the 2 floors above. Cheers, C.
That can be true, unless you need the time to get it right – in our case we would need a architect or similar outside expertise to find a way forward that makes sense of the prior mistakes in place and whether to leave these as is or modify these as a part of getting it correct going forward. Sometimes speed kills so disabling the rot to continue until you have the best way forward makes sense.

But pets these days are such a part of life for many so it would be near impossible to say no without special reason. We have pets on approval in our block (some on the committee have pets but even they haven’t applied) and this is just so folks know what is coming and I guess something to leverage off should your pet be/get out of hand. We have native birdlife here so the approval and terms is pretty much about preserving the birds by agreeing with owners that pets wont run free across the complex and will be walked off site.
If the motion was carried and the by-law to be added then you’d probably need to revoke it.
We had an issue where a motion was carried at a agm (in the days when just a few turned up to vote). When it was later discovered it was full of nonsense it needed to come off the same way it went on – at another agm.
The next agm we had a motion and this detailed why it was not valid, not therefore enforceable and potentially put owners at risk of blowback/fix it at all owners cost. If you write the motion and tell your story through the explanatory note you can usually over come others lethargy if they think it might bite them down the track.
So, kill your current situation by a motion (if successfully voted in) then start again, with another motion (maybe/maybe not also at that agm – but do it when it’s good to go), or not.
02/07/2018 at 1:22 pm in reply to: if you do unit improvements do you compensate other unit owners? #29880Its definitely a better option if any common property damage is assessed and rectified under the commitees watch so you know independently what the scope of works is and that it is professionally corrected. Otherwise their DIY fix up might be poor quality, short lasting, not be safe, affect your building insurance, you wont know who did it or what exactly was done or have warrantee claim paperwork and it sets a poor precedent. You pay for it then get reimbursed by the offender.
Write to the body corporate committee asking them to enforce your complex’s By Laws regarding this that this guy seems to be breaking. Be careful though as if he and you are forced to park so close together you don’t want to have his doors banging into the side of your car causing stress and damage.

If all you have is ‘exclusive use’ it means the others can’t access it but it’s still owned by all of you. You can’t go putting permanent structures on it without approval (good luck with that!) as it is not your right to do that.
Long established committees do tend to like to use the same guys who have a sense of history with the building and add to their own work. The good side is they can make sense of what they do and can’t blame another for affecting their prior work or warranties. The flip side is they can do some way over-priced work. Apparently, one of our guys wouldn’t come onsite just guess a quote based on what he was briefed on, it was accepted as ‘he does all our work’.
Work, no matter who does it need to be competitively priced, done in a way that suits the building when finished (paint that grey conduit) and then checked by someone that: your problem has been satisfied, they did what was required, the invoice reflects that which was actually done (not just quoted).
I like the idea of having a panel of tradies to keep them all on their toes, and asking all regulars what their labour and mark up prices are so these can be compared to others providers and the time invoiced for jobs justified.
Haha, good for you. Yes, we do have an increased spending limit here but that can be a two edged sword if the committee go off and do silly things with it. It seems being on the Committee tends to turn folks from your allies to enemies once they join and discover the practicalities and time consumption these things can take. And realize the nonsense that lands in their lap dealing with all sorts of people, agendas, competencies etc.
That’s why the numbers gathered of disgruntled owners who will form a united voice surely has it’s place, but the compiling person to gather these needs to probably be the architect of a proven battle plan before doing this and then determines to stay in control or you may find your group all falls apart on fractured desires.
Selling the broader dream of what you feel is beneficial (with reasons why) and backed up with Act requirements and supporting stuff will help sway things your way and help you make it less about you v them personally. A ‘less me, more we’ approach hopefully helps and so the numbers behind you surely can’t hurt.
