a)I’m on the hunt for a garden apartment in Sydney NSW. I keep finding apartments where the real estate agent assures me the building is “pet friendly”, however I need to apply for permission to have my greyhound after purchase. My lawyer would of course go through all the fine print but this can be costly, especially when I’m looking at numerous properties up for auction.
2)If the building is clearly marked as “pet friendly” on the strata laws have the new strata laws re pets changed so that I won’t hit problems after purchase if my pet complies with any strata regulations. (eg. barking). I would be happy to buy into an apartment that has pet regulations as some pet owners are totally irresponsible with noise and other pet issues, but I’m quite scared to purchase on an “apply after purchase basis”. I also understand the strata committee can’t possibly respond to each request from numerous prospective vendors.
3) Weight limits for pets. I have a greyhound. They don’t bark & sleep most of the day but I’ve hit weight limits on numerous pet friendly buildings. Are strata committees allowed to dictate weight limits and that you must be able to carry your pet through common areas?
4) if I purchase a garden apartment with an entrance out to the street so my greyhound never goes into common areas can the strata committee object to this? I really don’t want to buy first and find out later!
If you can clarify where I stand I’d really appreciate this as I don’t trust real estate agents as an authoritative source of information!!

Maybe go to the Strata Manager’s office and pay the small fee to inspect the records looking for a prior precedent. But pets these days are such a part of life for many so it would be near impossible to say no without special reason. We have pets on approval in our block (some on the committee have pets but even they haven’t applied) and this is just so folks know what is coming and I guess something to leverage off should your pet be/get out of hand. We have native birdlife here so the approval and terms is pretty much about preserving the birds by agreeing with owners that pets wont run free across the complex and will be walked off site.
