– what is wrong with the heating tower – is it a repair or replacement job? (you say it is a repair but there may be a component that is being replaced)

– what are they doing/what steps are they taking to fix it?

– what is the estimated time period to effect the repair?

– does the strata scheme have the money to fix it?

I suggest only then will you have any basis on which you can form a conclusion.

I lived in a block of flats where the hot water system went kaput in the  middle of winter.  They had to make a new tank, and we went for nearly a month with no hot water…

Thanks for the reply. I am in regular contact with the building mgr. who relayed me an initial time estimate of 2 weeks total, but subsequently it turned out it is taking longer – apparently they tried repairing a piece first but when it didn’t work out, they had to focus on replacing the part altogether.

the money is no problem – the scheme does have it and the executive committee has signed off on the work order already as well.

Scary to hear your experience of 1 month without hot water in the middle of winter. It sounds absolutely terrifying! I suppose if this was to happen to an elderly person or an infant in a cold-climate place like Tas,Vic etc. it could have very severe health repercussions. Like you, I don’t have much of an inkling about these systems either, but I would’ve thought the strata mgmt. would have to have made arrangements to prevent it from ever happening (e.g. extensive warranties with service level agreements specifying a minimum downtime)
