Yes I understand those points and thank you for your input.
My question is more related to whether all new ‘minor renovation’ must be via EGM or AGM. The strata manager advised at the meeting that, even if the Owners voted to return the decision to the Committee for minor renovation that this could not be voted on within the committee and the strata manager advised. It would have to be an EGM with the only voters required being the Committee. The cost of this would be approx 500 for an applicant or to be shared between several.
The message was you cannot go back to just voting within the committee and advising the manager even if that is the wish of the scheme. I found hard to believe as did all those attending the meeting.

Thanks Proudsceptic. I am in NSW. I have just spoken again with the strata manager again and sucessfully argued that this is no a structural renovation. Agree that by-law should be in place to cover lot owner and strata.
Will be going ahead with EGM to vote on issue and, if (when) successful, draft appropriate By-Law.

Thanks Jimmy. Agreed that this can, and should, be resolved by discussion with all parties needs being met.
My question was about the brush off received from both Strata Committee and managing agent regarding her privacy and will advise her to contact them looking for a win win outcome.

Thanks Whale for your suggestion of checking the Notice Board. It is for a neighbouring property, not a neighbouring Lot. j
