The wall with suspected waterproofing problem is internal wall dividing guest bathroom and lounge in the unit, affected area was only small area of the carpet in the lounge getting wet. I have researched relevant documents, unfortunately, cannot find definite answer regarding who owns waterproof membrane on internal wall ( lot property), only saying tiles and pipes on internal wall are lot property. So I assume waterproof membrance behind the tiles on internal wall should also be part of lot property. Hopefully, the newly announced Strata Law review in NSW will bring more certain definition on those grey area.
