The ripples from the sensational ABC-TV Four Corners The Strata Trap report on major flaws in our strata systems are still being felt, with another strata manager related to a firm that’s been struck off by NSW Fair Trading also being banned.
According to an item on Fair Trading’s website, Result Strata Pty Ltd’s former director Yun Yang has had her licence cancelled after NSW Fair Trading found she obstructed regulatory efforts to take control of the business by locking offices and removing computers and other vital equipment.
In 2025, Result Strata Management was found to have engaged in compliance failures, including inadequate conflict of interest disclosures and breaches of professional conduct obligations, says the item.
As a result, NSW Fair Trading appointed a manager to secure company records, oversee the business and protect the interests of affected owners corporations while regulatory action was underway.
Upon arriving at the company’s offices, the appointed manager found the locks had been changed and the premises had been completely emptied, preventing immediate access to business records and other materials required to carry out their functions.
Ms Yang was subsequently found to have willingly hindered the regulatory-appointed manager by participating in the removal of computers, electronic equipment and other office items needed by the manager to access business records and carry out their duties, says the fair Trading item.
As a result of her actions, Ms Yang had her licence cancelled and was disqualified from being involved in the direction, management or conduct of a licensed business, alongside being fined.
“NSW Fair Trading takes allegations of misconduct in the strata sector seriously and will not hesitate to take action where consumers are put at risk,” saysStrata and Property Services Commissioner Angus Abadee.
“Strata managers are entrusted with significant responsibilities on behalf of owners and residents, and they must meet the professional and ethical standards expected of the industry.
“Where we identify misconduct, we will use the full range of regulatory tools available to protect consumers and maintain confidence in the sector.
“We expect individuals and businesses to cooperate with regulatory investigations and interventions. Attempts to obstruct those processes are unacceptable.”
The disciplinary action follows NSW Fair Trading’s extensive investigation into Result Strata, which also resulted in the cancellation of the licences of both the company and its General Manager, Michael Lee, and their disqualification from operating in the NSW strata sector.
Michael Lee also allegedly obstructed NSW Fair Trading officers during the execution of a search warrant.
The Fair Trading report says this latest action against Ms Yang reinforces the body’s commitment to ensuring regulatory interventions can proceed without interference and that consumers can have confidence in the integrity of the strata management sector.
The Government has invested $8.4 million in the Strata and Property Taskforce to bring together specialist inspectors, investigators and dispute resolution experts to crack down on misconduct and lift professional standards to support consumers.
Details of the decisions will be published on the NSW Government’s public registers, including Verify.NSW and the Name and Shame Register.
Anyone with concerns about the conduct of a strata manager is encouraged to report the matter to NSW Fair Trading through the strata complaints portal.
NSW Fair Trading’s action against Mr Lee and Result Strata is currently being challenged by the parties in the Supreme Court. NB: Result Strata has no connection with the Result Property Group which has recently merged with Precise Property.
