      Our strata committee [ in NSW ] is considering appointing  a building manager and we have an AGM coming up in a month’s time. There is some confusion within the SC on the approval/appointment processes

      I assume we need approval by all owners [ owner corporation ] at an AGM / EGM to appoint a building manager ?

      If we do, do we need to a separate motion to be voted on & approved at an AGM/EGM to appoint a building manager ?

      or alternatively can we just put in an expense item and budget amount in our Adminstration Fund for a Building Manager the oncoming AGM and owners vote on the proposed budget and approval of the budget  automatically approves the SC to appoint a building manager ? like we do for upcoming capex items

      I did see a webinar on building managers on Thu 16th Feb 2023 in the flat chat forum which I plan to watch but some clarity now on the appointment process would be helpful before the deadline  re finalising  AGM agenda & booklet  for our AGM in about a months time

        A building manager can only be appointed at a general meeting.
        The committee does not need permission to consider and select a possible candidate, but without a motion passed at a general meeting, the building manager can’t be appointed.

        You would of course also need provide in the budget an expense item for the building manager. Again this is voted on at a general meeting.

        The committee does not need to wait for the AGM as a general meeting is enough to put these motions.
