my wife and i are NZ seniors and have recently moved to a newly-built boutique apartment in inner west which we bought off-the-plan to be near to family. it is a four-storey block of a total of 20 apartments with a common lift.
our unit on the top fourth floor is separated from the lift by a concrete block wall. when the lift is in action, we could hear its rumbling within the bedroom. re-positioning the bed does not help. the worst part is either we are retiring or about to wake up when the traffic is at its busiest.
the engineer has fine-tuned it but the noise prevails between 35 to 55 db.
we have suggested to the developer – cc the strata manager – to do some acoustic treatment inside the lift chamber but there is no response.
this is the first time we live in an apartment in a new country and we are lost what to do next in such circumstances.
i welcome suggestions and advice. thank you.

My first thought is that if the building is less that two years old, you need to get the Owners Corp (your committee) to claim and pursue this as a building defect as soon as possible.
If it’s more than two years old, you need to pursue this with the committee as the owners corp will now be responsible. Clearly, lift noise that keeps people awake is unacceptable. There are ways of reducing the noise and they needt be all that expensive. The problem will be if the lift’s supports are driilled in to the other side of your bedroom wall but even then a false wall could make a huge difference.
Apart from that, my best advice is to act now and, if necessary talk to an experienced strata lawyer ASAP.
