I want to write to other owners regarding the action or lack of action of the Strata Committee. I understand that I can attend the Strata Managers office and view the strata roll (probably for a fee).

Am I able to record the address for the service of notices of other owners and then write directly to them? If this is not possible am I able to provide the Strata Manger with the correspondence and request them to send to all owners?

There is definitely a fee ($28 the last time I lookrd). The Strata Manager may let you photocopy the list (another fee) or you can just write the addresses down or photo them on your smartphone. Don’t accept any BS about privacy. As an owner you are entitled to this

Does this also apply to contact details for tenants? Our EC has previously asked the SM for contact details of tenants but we were advised the Privacy legislation prevented this.

ccgirl: Only the Tenant’s Agent information will be available on the Roll.

You can contact the Tenant via:

          (1) their Agent or

          (2) slipping a note under their door or

          (3) hand delivering to their letter boxes.

Jimmy, thanks for your advice on this. Some feedback that may help other owners in a similar situation.

My initial request to the SM was met with the response that it would be a breach of privacy to disclose the details to me. I asked what this ruling was based on, the SM stuttered and spluttered before saying she didn’t have it in front of her right now. I then requested she email me with a formal notification that they would not provide me with the information and details of what legislation or other rules this was based on.

Approximately 10 minutes later I received an email advising that the information would be available to me.
