      Only ever owned houses before so excuse my lack of knowledge.

      strata report on a unit I’m considering buying. Two garages – 8 Lots. Garages owned by only 2. But budget includes expenditure such as roof maintenance, replacing doors and paint for these individual’s assets.

      How can it be?

        Depends on what state/territory. 

        It could be that the budget pays for work but the relevant unit owners reimburse and that appears on a different line of the budget. 

        It could be that there is a very weird thing happening. 

        It could be the OC maintains all the external structures. The units with garages might have more ‘entitlements’ as a consequence of having perhaps a bigger unit and a garage and so pay more in levies.

        It could be that the garage is actually common property but the individual unit owners were granted a special privilege for exclusive use. With what terms and conditions?

        What parking is provided for other units?

          Hi, 

          Are the 2 garages in a separate building on the strata scheme ? 

          A strata scheme in new south wales is responsible for external roofs, door, locks. paint of all building structures.  I have lived in stata schemes for about 20 years.
