I am in a bit of a panic now.
There’s only two Professional Strata Management Companies in Nowra and I have just received this email from one of them and I quote:
“After careful consideration, I have come to the conclusion that I won’t be able to offer our Management Services to your Strata Plan. With ongoing conflict and possible legal action I am not able to devote the time necessary.
My apologies and I wish you all the best in the future.”
I am now writing to the other Strata Company and fingers cross hoping they will offer their Management Services to our self managed scheme.
There are 6 owners in this self managed scheme and yet one miscreant owner’s reputation (along with her sister lawyer) is dictating to the rest of us!
If I cant find a professional Strata Agent to take us on then I will have no choice but to off load this investment unit.

If the remaining 5 owners have the gumption to take on the troublesome 6th owner, you could find you rehabilitate the reputation of the place and you might then get a better price when you ultimately sell.
I couldn’t agree more with Sir Humphrey. However the way to “take them on” is the secret to success.
The other owners need to organise before any vote and do so informally. Don’t confront this one off bully at a meeting if there is nothing to be achieved.
List your motions etc that you want passed and talk to like minded owners.
The most productive work is often done before a meeting or vote.
Absolutely agree with Cosmo. We have had lots of issues in our small 14 unit Strata Scheme and after living here for two years we eventually had our first AGM. Prior to that meeting we invited all the other owners to “afternoon tea” and basically reached agreements on who was prepared to go onto the Strata Committee , who would nominate each one and who would take on roles of the chair, secretary and treasurer. By the time the meeting was held it was all sorted and the bully in our midst was out manouvred. He nominated himself at the meeting and was elected because we felt it was better to have him on the SC than have him cause problems from outside.

Maybe the rish versus the income just didn’t add up. Why not check out our chums at Stratabox.com.au and see if they might offer a solution that will keep you afloat
