      Our newly-installed Strata Committee Chairman, who’s a bit savvy and flash, has had a water leak in his apartment’s kitchen which is an insurance claim according to the grapevine. It’s unfortunate if true. But now the kitchen’s been ripped out; the bathroom and all the carpets too. To an observer it looks like a full blown renovation.

      It’s a 60s / 70s block and there are occasional leaks and other issues however this smells a bit.

      There have been no Strata Committee meetings since the AGM in mid May, so no agendas or minutes. We have a by-law requiring every renovation to be approved and registered in the Owners Corporation files and notice to other residents of noisy building work.

      Can someone tell me what are owners allowed to ask and be told about renovations in neighbouring units, generally speaking. Also what do we do if we smell a rat? All powers here are deligated to our (not very helpful) Strata Manager who is also appointed actual OC Secretary.

        To be blunt, we think our chairman is committing a fraud. Please see previous, first and only, post on this.

        Are we allowed to, and how can we, find out exactly what is going on? Anyone know please?

          You are entitled to inspect all paperwork relating to the business of your strata scheme (on payment of a set fee of about $30).

          If there is no paperwork related to the renovations, you can then start proceedings with a mediation at Fair Trading followed by action at the Tribunal, probably seeking orders that the Owners Corp follows strata law in dealing with the renovations.

          You should be able to resolve this at mediation but the quesion comes down to whether you just want proper procedures to be followed or if you want to punish the chairman and strata manager for not following them.

        PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
