The unit block next to ours has recently been renovated and units sold off individually. The retaining wall on the boundary is cracked and needs rebuilding so we need to contact their strata manager.

Is there a register of strata plans in NSW and a record of who the managing agent is?

Our managing agent is suggesting we contact someone in the block to ask them but I’m hoping there is a more reliable method

I was thinking about this the other day. Strata managers come and go like Airbnb guests and it’s hard to know who to call when you need to. Some buildings used to have the name of their strata managers on or near the front door.

My old mate Victor Dominello had this fantastic plan to get all the data about all the strata schemes in NSW when he was minister for all things strata. But then he got promoted.

But wouldn’t this be a great place to start. Just get all the strata managers in NSW to send a list of their strata plans so it could be logged on a computer that we could access (with public floggings for those who declined or forgot to update their listing). Too easy!

Meanwhile, by far the simplest way is to knock on a door and ask someone who it is that sends their levy notices out.

Its relatively easy

Go to the lpi website and then to one of its information providers

Do a title search and Type in the address of the property

It will then give you strata number. Choose the strata title and pay your money

On the strata title will be the address for service of notices

Most SM will change this field to their office

I now have the SP number from the LPI website although can’t see an option to pay some money and get the SM details.

It is crazy that there is no database for strata managers, even if it was only accessible by other strata managers, because you wouldn’t want the general public privy to THAT kind of information!!

So I will go knocking on doors of the units next door and hopefully find someone who actually owns the property and can tell me who they pay their levies to.

PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
