    Hi All

    I have a question regarding how to gain direct access to our Insurance Broker.  We have serious doubts that we are being provided ALL information regarding claims, commissions and insurance quotes that have been provided.  It would appear that our the Committee took it upon themselves to move our insurance to a Broker without Owners Corporation approval and takeover the running of the insurance (note, this has been confirmed by the Strata Manager). 

    Our problem is that if we approach the Strata Manager for information she doesn’t hold the relationship with the Broker and therefore does not manage the insurance.  If we approach the Committee we don’t trust that true transparency will be provided.

    What I’d like to understand is how we get direct access to our insurance activity without having to go through the Strata Manager or Committee?

    While I totally understand that Insurance Brokers don’t want every owner contacting them directly as otherwise they’d have to employee more people my questions are:

    Is there:

    a) Any legal reason which prevents the Insurance company from dealing directly with an Owner – I’m after something I can use to stop the Insurance Broker just saying “Go to the Strata Manager”, “We have been told that you have to go to the Strata Manager” – these are excuses we’ve been given previously after the Broker provided information directly to an Owner and then the Committee and Strata Manager blocked access to the Insurance Broker

    b)  If we were to do a Strata Search 182(?) could the Insurance part of this be completed at the Insurance Company premises so we can see directly from their systems the information we require?  We have very concrete evidence of information being filtered when handed to Owners rather than the full truth.

    c)  Is there a search we can perform on our Insurance company which is not connected to a Strata Search as an individual owner of insurance which we are paying for?

    We are not trying to “get” anyone, we just want to make sure that we either have a genuine issue (ie. prove our suspicions) or we don’t (and move on) but want to ensure that we are not kept wondering if information continues to be filtered through a few people who are are very involved!
