      This is in relation to the cladding issue.

      Our scheme is a 60yo red brick 3 story 12 units building. i.e. no cladding. Our strata managers send us out a email yesterday with a report attached and a bill for $600+ dollars and a side comment telling us “as mentioned in January” we’ve gone and done this report…

      The email with the notice that they were going to do it came in an apparent “Marketing” email that no one actually received.

      Now if they do this for every scheme in their portfolio they’ve raked in potentially hundreds of thousands of dollars or more.

      I won’t name the strata managers but they’re reasonably prominent in Sydney.

      Yes it’s only $600 odd dollars for one scheme but collectively it amounts to a massive fraud and on that scale it’s possible that the police might be interested.

      I suppose i’m interested in a couple of things…. Warning others to contact their SM’s and saying “Hey, you’re not secretly charging us for a report we don’t need are you?” and secondly if getting feedback on others who may have been hit by this.

        This is a total scam – like the one in 2017 where certain strata managers charged their schemes thousands of dollars for updating their software to comply with the new laws (the majority of other strata managers didn’t).

        How hard is it to walk past a brick building and see that there isn’t an issue with flammable cladding.  How easy is it to con all your buildings into believing that this charge is standard practice?

        No wonder strata managers get a bad name.

          So what does it say? Anything more than, ‘there is no cladding on the building’ is puff and shows what a scam your SM has either fallen for or participated in.

           

          Make sure the report its contents and cost are on the records so all members can see what the SM is spending their money on.

            You called it 6 pages of rubbish to say…

            At the time of inspection, no reportable external cladding was identified on the building facades, pursuant to the NSW Environmental Planning and Assessment Amendment (Identification of Buildings with External Combustible Cladding) Regulation 2018.
