      I live in a large but alarmingly well organised tower building.   The body corporate is a bit over the top very coordinated.  Noise isn’t an issue, the services on site are 10/10 and visitor parking is just for visitors.

      I have the last car park in the garage and next to that a storage cage which is big enough to be a bedroom.

      I would like to convert my cage into a second car space.  It would still leave me with a generous 1.5×3 storage space afterwards and increase the value of my property.

      I am not sure how to best approach the Committee as they are preparing to have the car park wired for EV and it feels appropriate to make changes at the same time.

      As the cage sits next to my existing car space and both are on title dobi have any grounds to convert or am I at their mercy?

      Any thoughts, feedback or suggestions would be most welcome thank you!

        Notwithstanding an over-zealous strata committee and building management, your biggest problem may come from the local planning authority which will have calculated the number of parking spaces it wanted the block to have when it issued the DA. Be ready for this to be cited in your committee’s objections.

        Might be easier just to shrink the cage (assuming it’s lot property) and eventually introduce a car to the space.  Or tell the committee you want the space for a mobility scooter.  Or tell them you are getting an electric car and this only requires a special sustainability resolution (dubious but worth a try).

        Or … sometimes it’s easier to apologise after the matter than ask for permission in advance.  Just be sure not a single centimetre of car intrudes over the line and into common property.
