long story summary: but here we are with a 14 unit older building with Strata Committee down to 2 (4th resigned, 3rd sent email that is concerned re: decisions) currently waiting on NCAT decision re: contract for lift signed in 2020…with a coup of that committee (have since had much elderly turnover and new owners / children of older asking questions)

Questions re: an EGM agenda which has much building work including changes to balcony and windows to one unit (yes strata committee member) different to other suggested door replacement – not same same –  has had some verbal agreement they will pay difference but NO financial breakdown what this will be that we are asked to vote upon. Nor by-law that they will be responsible for repair & maintenance into the future. Includes removal of step down on balcony, and new balustrade (do not remember this being discussed)

No levy breakdown to inform owners $ consequences or combinations of possible payment with Capital works fund. Levy for work may range for unit with largest UE $119,808. – $79,524. have been calculated by an owner trying to assess what is being asked.

Included is a fire quote that no one is sure if council update to fire compliance 1975 build, has a deadline or where sprinklers are located – no diagram attached to quote.

so, yes, a once very happy block is now acrimonious with only 2 like minded strata committee members pushing through when too many questions go unanswered. Transparency is difficult. Our strata management rep is well meaning but, in my view, not strong enough to inform on SSMA2015 Law.

Advice please.

How to adjourn the ONLINE EGM while more information can be sought (perhaps the private work separated from the quote), our AGM should be held April – May. Can we insist on face to face + online (though strata manager says does not have this facility) for full attendance debate. Can we change the motions of this EGM ONLINE agenda.

So much concern – what can we do?
