Pergolas on exclusive use balconies within the defined airspace must be maintained by the unit owner. This presumes it cannot be removed.

If the pergola is timber, must timber be used to maintain it ?

Could the owner replace with a material that has the same appearance ?

It depends what it says in the exclusive use by-law, so assume nothing; for instance, you can probably agree with your OC to remove the pergola.

PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services.
