      We are a 10 unit strata located in the ACT.

      Our Strata Manager sent an email calling for votes to all OC members. The vote closes on 9 July and the most recent OC levy was due on 30th June. One OC member (also on the committee) has not (yet) paid the 30th June levy. On 1 July she expressed an opinion (an email reply to another person that simply said “ditto”) that she disagreed with the motion. I have no idea if she will formally vote or pay her levy before the 9th July.

      When is the eligibility (i.e. financial status) to vote on a particular email motion determined?
      A. When the motion was mailed to all owners and the vote called?
      B. When the person votes on the motion?
      C. When the vote closes and the votes are counted and the result declared?
      D. Are there any other rabbit holes to go down?

    PLEASE ... If your property is not in NSW, mention its location (state). Don't identify companies or individuals by name. Don't mention or promote your company or services. Keep acronyms and initials to a minimum.
