      Have just received my AGM minutes.  We now have 3 members on our committee, including the member who has been on for the past 2 years and not achieved anything and another who had been on previously for a year, did nothing for the complex but did cause trouble and the lawyers were called in.  Then there is the new guy who has only purchased here 6 months ago.

      Should I give this new guy any information, such as, if he doesn't get things done around here then nothing will get done?  And to watch the one who has caused so much trouble it would fill two A4 pages if I just wrote in point form?

      I note in the minutes that a couple of repair/maintenance items that I had brought up previously (including a potential electrical problem) and was told would be included in the AGM are not mentioned at all.  Infact, no outstanding items were mentioned.  So should I tip off the new guy as to what he is getting himself into?  The others are not hands on.  Am I causing trouble by offering information if wanted?  The others know what they have put their hands up for since they have caused the problems that now exist.  The new guy may have delusions that all is well and good until he finds himself dragged down by the others inaction.

          A new guy only there for 6 months probably would like to meet the neighbours. Go and have a chat. Keep to the facts of what needs doing and why. Avoid anything that might sound bitchy but why not mention that some things have been on the agenda for quite a while without any apparent action?

          As an EC member it is a common frustration that we have members who will gossip and complain to anyone except the EC. I have lost count of the number of times we could have had a simple fix for a concern if only people would tell us. On the other hand, we do have a few I would rather hear less from!

          The new guy might have lots of previous strata experience and be able to get things done, or he might be keen but naive, need an ally and some hand-holding. Either way, people prepared to go on the EC need some nurturing!

            Thanks for the advice.  I don't want to seem like the neighbourhood “Gladys Kravitz” but I was on the committee for 10 years and I do know every repair, how many times something has been repairs, who has done what, who hasn't done anything, and who is a major problem and needs to be watched.

            I would not be comfortable being on a committee that has had to call in the strata lawyers, especially when the person on whom the lawyer was called is now on the committee with the new guy.  That would be something I would want to know (especially since the trouble did not stop there).

            I have previously offered my services as an “information officer” who goes and finds all the relevant strata info from all my contacts (ie all of you on the forum!) and provide them with the means to verify the information and make their decisions.  But the last EC would then just leave it to me, or not get back to me.   I don't mind the doing the background work but wasn't getting any support for the action hence I am not on the EC. 

            So perhaps I could ask the new guy if he could use my services in some way.  Without seeming like a grumpy old fart who has seen too much!

              Sound reasonable to me. Just let him know that you were on the EC for many years and are now taking a break. Say that there are quite a few issues that might seem simple but have some history and offer to fill him in. If he has any sense he'll be happy to hear it but will exercise some judgement of his own to work out over time who to believe. With luck he will be sensible enough to not leap to any conclusions to soon. Anyway, talking is almost always better than not talking.
