      I am reaching out for guidance on a serious situation with my strata. I purchased my unit in 2013 and began raising concerns about high moisture and mould in my bedroom as early as 2014. Over the years, I reported visible mould, warping floorboards, and musty odours, but my concerns were repeatedly dismissed as “condensation” or ventilation issues.

      While balcony leaks and external water ingress were eventually repaired, strata consistently failed to investigate the persistent high moisture levels in my bedroom. Instead, only superficial moisture readings were taken, and no proper remediation was carried out.

      After more than 10 years of complaints, a building biologist was finally engaged in 2025. The report classified my bedroom as Fungal Ecology Condition 3 (severe), with spore counts over 170,000 spores/m³ — more than 200 times outdoor levels. The unit has now been deemed uninhabitable.

      The consequences have been devastating:

      I have suffered chronic respiratory issues, loss of smell, and have now been diagnosed with CIRS (Chronic Inflammatory Response Syndrome).

      My dog recently passed away with lung debris linked to long-term mould exposure.

      I have had to vacate my home (it’s uninhabitable & I have been diagnosed with mould illness), with significant financial loss as much of my furniture and belongings are not salvageable.

      I would greatly appreciate any advice or guidance on:

      Whether this constitutes negligence on the part of strata, given the long trail of documented complaints and inaction? Can I sue for negligence?

      What practical steps I can take next (e.g. NCAT, legal options, Ombudsman)?

      Any contacts or resources you recommend for owners in my position.
